Residential inspections
(buyer, seller, new home, warranty) Whether buying or selling your home, a Home Inspection is quickly becoming a necessity. Many sellers are not aware that Tennessee, as well as many other states have "mandatory property condition disclosure" laws and many Real Estate Companies are requiring sellers to sign "seller disclosure forms" placing that responsibility squarely on the seller. The seller can minimize their exposure and give the buyer added confidence that they are making an informed decision when considering this home. A "pre-listing " Inspection can also give the seller advanced notice of any deficiencies and time to correct these before the home goes on the market.

Lets face it. We live in a BUYER BEWARE world these days. Buying a new home is the largest investment most people will ever make. This is usually a very exciting time but it can create some anxiety as well. Many times the buyer's emotions cloud the fact there may be problems with "my dream home". As an unbiased independent Inspector we give you the facts based on a thorough examination all major components of the property. Our reports include written and photographic documentation of any deficiencies found during the Inspection. With this information, the buyer can make a confident informed decision.

If you are purchasing a newly constructed home you may feel you do not need an Inspection. While most Home Builders are reputable people, some may not be. How can you be sure? A home Inspection is just as important on a newly constructed home as it is with an existing home in giving the buyer the confidence to make an informed decision.

If you are approaching the one year anniversary of your newly constructed home this is the time to identify and document any deficiencies you have discovered and make sure there are no major problems developing. A home Inspection at this time will be very valuable in dealing with your builder before the warranty period is expired.

EIFS (Stucco Inspection)
If you are purchasing a home with EIFS (Exterior Insulation and Finish System) it is essential this cladding be inspected. Many homes using this material have experienced severe moisture problems, which have lead to costly repairs. Our company uses state of the art moisture scanners and moisture probes as well as excellent training through the Exterior Design Institute to determine if a particular structure has problems

Commercial Inspection
Inspection of Commercial Property is quickly becoming very popular. Business men and women are discovering the same benefits apply for Commercial Inspections as for Residential. Most Commercial transactions rely on the appraisal and perhaps a "walk-thru" to determine the condition of the property. We assemble a team of Roofing, Electrical, Mechanical and Plumbing Contractors or Engineers and any other disciplines that might be needed to give the buyer a written and photographic comprehensive report of the condition of the property.
